<p>FHOGS:  If you are in the market to buy your first home, you may be eligible for assistance from the NSW Government in the form of a first home buyers grant. This grant has recently been boosted by the Federal Government, making it a very attractive option for first home buyers.</p>
<p>The NSW government has totally financed this First Home Owner Grant Scheme (FHOGS) and managed by the office of State Revenue (OSR).  The first home buyers who are ready to buy the first home are approved for a loan of $7000 as these people are helped by the scheme.</p>
<p>Regardless of their income, and the area where they are preparing to buy or build or the first home valuation, the first home owners are qualified to receive the grant. This grant is not earnings tested and no need to pay tax on it.</p>
<p>The Australian Government publicized a First home owner boost in October 2008, which harmonizes the NSW Government, which sponsored First home Owner Grant Scheme. So based on this announcement from commonwealth:</p>
<p>First home buyers who are going to buy homes which are already established will receive  a boost of $7,000 and it gets doubled to the first home buyers grant to $14,000.</p>
<p>First home buyers who build a new home or purchase a newly constructed home will receive an extra $14,000. This will take their first home buyers grant to $21,000.</p>
<p>Home Loan Professional Packages:  You have a Superior credit profile is nothing but a credit rating like AA, A, or AAA credit rating.  Lenders offer special loan deals to catch the attention of people on higher incomes or those who are low-risk borrowers. These special loans are known as professional packages as a gift to these customers.</p>
<p>Once restricted to professionals such as lawyers and accountants, these packages are now available to a wide variety of purchasers with sufficient income or aggregate loan size.</p>
<p>Depending on the size of the loan a Professional Package generally offer discounts of 0.2 to 0.7 per cent off lenders&#8217; standard variable interest rate and up to 0.25 per cent off fixed interest rates.</p>
<p>These package offers will not help in saving rates discounts but also offers a variety of other discounts on accounts such as credit cards, transaction, margin loans and insurance.</p>
<p>Consider the following pros and cons before you decide on a professional package with your home loan:</p>

<p>They will buy debt from other collection agencies, finance companies and banks. Then they outsource the actual collection effort to Resurgent Capital Services and a variety of other collection agencies. </p>
<p>Resurgent will try and collect payment on an account for LVNV Funding. However Resurgent also outsources some of their accounts to other collection agencies.</p>
<p>LVNV typically only collects on delinquent unsecured debt such a charged off credit card. If they have been contacting you it is regarding an overdue debt.</p>
<p>LVNV Funding uses credit reporting. So they can create a negative mark if they are unable to collect payment from you. They also can turn around and sell your account to another debt collector.</p>
<p>If you have a credit card that was charged off it could easily be multiple negative marks on your credit report. You will have one mark from the lender, another mark from LVNV Funding and another if they sell your account to a collection agency.</p>
<p>This is why it is vital to know what is reported on your credit. You should also be aware that making a payment to LVNV will not help your credit. Your payment will not bind them to remove a negative mark from your credit report.</p>

<p>They purchase debt from finance companies, banks and other collection agencies. Then outsource the actual collections of an account to a number of agencies primarily Resurgent Capital Services.</p>
<p>Resurgent performs the collections on behalf of LVNV Funding. However Resurgent outsources their collection work to other collection agencies.</p>
<p>Accounts collected upon are often credit cards and other forms of unsecured debt. If LVNV is contacting you it is regarding a delinquent debt.</p>

The better your credit, the more easily you can secure a mortgage loan, even without a fat bank account or a high-paying job. The first and most important action you should take is to get your credit report from each of the three major credit bureaus, Experian, Equifax, and TransUnion. You have to get all three reports because the companies and utilities that extend you credit don&#8217;t report to all three bureaus. The result is that each consumer has three credit reports with three different sets of information. You can access the reports for free at least once a year. If you find errors and report them (see below for details), you can get a revised report for free.<BR><BR>Your credit score is based on the information in the credit report. In the simplest terms, the score indicates how likely you will be to pay back a loan in full and on time. According to Steven Burman, president of Credit Advocates and an expert credit counselor, it reflects your credit history, how much debt you currently carry (called outstanding debt), how much debt you&#8217;re already approved to carry in the future (add up the credit limits on your credit cards for the answer), how long your credit history is, and how timely you are in paying bills. The higher the number, the better your credit is, ranging from a low of 300 to a perfect score of 850. Do everything you can to improve your score &#8212; it&#8217;s even more important than saving money, in my opinion! Why? Because the higher your score, the better the interest rate you will get. If you have a very high score, you may even be able to buy a house with no money down.<BR><BR>Improve Your Credit Rating<BR>Steve says that you have to take personal responsibility for your credit, and I agree. The first time many people see their credit reports is when they are about to purchase a home or a car. Because it can take about 3 months (and sometimes much longer) to change a credit score, if the score is wrong or low at that time, it could be too late to fix it. You could lose that fabulous apartment! Don&#8217;t let that happen &#8212; start changing your score today. Here are six proven ways to improve your score:<BR><BR>1. Check and correct your credit history <BR>Thirty-five percent of your score comes from your credit history, according to Steve. Unfortunately, 70 percent of credit reports contain errors &#8212; mistakes that can adversely impact your score! Mistakes range from the misspelling of names, to reporting wrong addresses or places of employment, to confusing the accounts of people with the same name, to including outdated information. You can and should report errors to each of the credit bureaus since they do not share information. You can file disputes by phone or by mail, but you may find that it is most convenient to dispute errors online. Once the credit bureaus receive a dispute, they have 30 days to investigate. If they cannot verify the information in that time, it is deleted or corrected by default. Once you dispute information, the onus is on them to prove it. If your payment was late once or twice and the creditor reported it to the credit bureau, you can ask the retailer or credit card company to issue a letter of correction. For example, many retail stores would prefer to keep your business by issuing a correction than lose it by refusing to. Always follow up on promised corrections by rechecking your credit report. If some of the accounts on your report are old and closed, tell the credit bureau that you don&#8217;t recognize them. They will investigate, find that you are not a customer, and remove them. It&#8217;s best if your credit report lists only active accounts. Even when some of the accounts are closed, having dozens of them may make lenders assume that you are not a stable credit risk.<BR><BR>2. Pay down high balances <BR>The amounts you owe on revolving credit accounts are responsible for 30 percent of your score. Steve says the fastest way to improve your credit rating is to pay down balances. After he advised one client to use all of his available cash to pay down his credit card bills, the client&#8217;s credit score went up by 100 points. Keep revolving credit accounts under 30 percent of the available limit. For example, if your credit card limit is $10,000, keep the balance under $3,000. High balances adversely affect credit ratings. Plus, credit card debt is expensive to carry. Some cards charge up to 24 percent interest on unpaid balances. Are the designer jeans and fur jacket really worth that? Pay off your credit cards! You can also negotiate with your credit card company to reduce or eliminate interest charges and sometimes even reduce what you owe.<BR><BR>3. Make history with your credit <BR>It&#8217;s good to have some activity and history on the account. &#8220;Many people think closing accounts will make their credit look better, but it depends,&#8221; says Steve. &#8220;Look at the accounts you are closing and keep the oldest one. Length of credit history counts for 15 percent of your total score.&#8221;<BR><BR>4. Think twice about new credit <BR>When you open a new credit card account, the creditor makes an inquiry to one of the credit bureaus to evaluate your history. The number of recently opened accounts and credit inquiries accounts for 10 percent of your score. (Note that checking your own credit report doesn&#8217;t count as an inquiry, however.) &#8220;If you start applying for loans at an auto dealership or a bank and each one does an inquiry, it&#8217;s a negative,&#8221; says Steve. When a store sends you a sales pitch saying you&#8217;re preapproved for credit, resist the temptation to fill out the application form. One credit card is all you really need. At any rate, closing an account doesn&#8217;t mean it automatically disappears from your credit report. You have to ask them to remove it. Better yet . . . <BR><BR>5. Pay with cash <BR>Using debit cards and cash are good ways to control your debt (and therefore maintain a great credit score).<BR><BR>6. Pay all your bills on time <BR>Late payments can have a substantial negative impact on your score. <p>  A: I get so many feedback questions like this that I&#8217;ve put a separate Q and A category called TV and Radio Ads. E.g., in addition to the internet sites you&#8217;ve talked about you could mention many others that you haven&#8217;t seen or heard of yet.  </p>
<p>  Often these internet sites are used by Lead providers or distributors running co-operative advertising and rotating internet sites. Also, Often internet sites like the ones you have mentioned here are used in order to determine what advertisment produces what return  or sometimes they are used to track revenue-share deals with TV &#038; Radio stations running the   advertisements.  </p>
<p>  E.g. they might assign a TV station or Radio Station to each website to see which advertising medium produces the best return.  </p>
<p>  For example:  </p>
<p>  Freereport123 - Radio Station WBVX - Quantity of leads produced:  901  Freetriplescore35 - Radio Station WZBY - Quantity of leads produced: 201  Other internet sites - Radio Station WLMU - Quantity of leads produced: 103  </p>

Everyone has and if you haven&#8217;t you should because most likely you own a credit card, which means that these late fees has or could directly affect you.<BR><BR>As you have probably taken notice, credit card late fees are on the rise and have been so for awhile. There is enormous competitive pressure on credit-card interest rates and annual fees, and this has given way to a fee frenzy. For credit card issuers, late fees now represent their third largest revenue stream, (interest revenues and merchant fees rank first and second, respectively). In essence, those who pay late are now covering the costs for those credit card users who do not carry a revolving balance and those who file for bankruptcy.<BR><BR>So how much are credit card companies making from issuing late fees? Over the years we have watched the number of late fees charged to consumers jump to record-high levels. Late fees can range from $10 to as much as $40. The average late fee more than doubled since 1996 from $13.28 to $29.84. In fact, many major card issuers are now charging a $35 late fee. Let&#8217;s assume that 100,000 people made late payments for a particular month and they were charged a late fee of $30 for doing so. This would add up to $3 million in revenue. As you can see, credit card companies are making a lot of money off of card holders and there is no slow down in sight regarding the increase in late fees.<BR><BR>Credit card companies are making a killing off the late fees they issue to their customers and they don&#8217;t mind doing it because their ultimate goal is to make money. They are like any other for-profit business in that they sell a product or service for revenue. In the case of credit card companies, the product happens to be credit. These companies aren&#8217;t just some &#8220;thing&#8221; sucking up as much money as they can. These &#8220;things&#8221; are run by man. And wherever man is involved, greed also becomes involved. These people are just like you and me. They may have a family to support, bills to pay, etc. Most people don&#8217;t work just for the pure enjoyment, but for money, a source of income. And the more income we achieve the easier and better our lives become, supposedly.<BR><BR>Some of you may be asking, &#8220;So what do we do about the late fees?&#8221; Well there&#8217;s an article that I wrote awhile back that you may be interested in. You can find this article at <A href="http://www.nextmonthonline.com/WhitePapers/Article1.aspx" target=_blank>http://www.nextmonthonline.com/WhitePapers/Article1.aspx</A> . It addresses several methods and tips to avoid having to pay a late fee. One method in particular that I would like to address further in this article is the Skip-a-Payment technique. If you happen to know that you can&#8217;t pay your credit card bill for a particular month just skip it. Next Month Online is an independent company from credit card issuers. They allow their visitors to skip a payment for a nominal fee. This fee is generally 70% than your typical late fee. You will accrue no late fee and no bad mark on your credit report. Credit unions often offer this type of service for loans or mortgages, but first you have to fill out an application and then you need to qualify. With Next Month Online, there is no application to fill out and everyone qualifies as long as they have a credit card. Credit card companies are not very happy with Next Month Online because they are losing money every time someone uses the Skip a Payment service. This is by far the best service you can use if you know you will be late because you save a lot of money and avoid all the hassles that come with bad credit.<BR><BR>Credit card companies are not backing down from increasing fees. They, for some reason, do not see us as people who make mistakes once in awhile or people with other priorities in our lives. They want their money and they want it now! This is the reason you should not back down either. Hit them where it hurts, their pocket books.
